McColly Charities Coat Drive a Huge Success!

December 3, 2018 – McColly Charities would like to send out their sincerest ‘Thank you’ for sharing the Gift of Warmth! It truly warms the heart to know how much our local communities care. Due to an overwhelming response, over 450 adult and children’s coats were collected!

Once again, McColly collected hundreds of clean new and gently used coats to benefit the Salvation Army.

McColly Real Estate, on behalf of the McColly Charities, sponsored a coat drive beginning on October 15, 2018 and continued through November 15, 2018. All McColly Companies offices throughout Northwest Indiana, Chicago Southland & Central Illinois collected clean, gently used coats. Coats of all shapes and sizes were welcome.

Giving the gift of warmth is just one goal of McColly Charities, the philanthropic arm of McColly Real Estate, on behalf of the McColly Charities.

“Working with McColly is wonderful as they have a great presence in Northwest Indiana and are very well-respected,” says Kevin Feldman, director of development for The Salvation Army in Lake County, noting the longstanding collaboration with the independent real estate brokerage. “Because they have so many locations, it’s easy for people to drop off coats. We then go and pick them up and they’re distributed to local people, both adults and children, in need.”

Over the past 40+ years, McColly Real Estate has annually contributed to the March of Dimes, American Cancer Society, Salvation Army, American Heart Association and the Special Olympics of Illinois, to name just a few great causes. In 2011, McColly Real Estate formally established the McColly Charities to benefit families in need in the local communities that McColly Companies serves.

Such giving back to the Region is a cornerstone of McColly’s business philosophy.

McCOLLY Charities Announces October Coat Drive

October 1, 2018 – SHARE THE GIFT OF WARMTH! Here is your opportunity to make sure that nobody goes without such a basic necessity as a coat this winter.

McColly Real Estate, on behalf of the McColly Charities, is sponsoring a Coat Drive beginning on October 15, 2018 and will continue through November 15, 2018.

All McColly Real Estate and McColly Bennett Real Estate offices throughout Northwest Indiana, Chicago Southland & Central Illinois are collecting clean, gently used coats. Coats of all shapes and sizes are welcome.

McColly Charities has made donating a coat simple. Just bring your clean, gently used coats and jackets to any McColly Companies office during the collection. All donated coats will be given to the local Salvation Army for distribution to local people in need.

McColly Expands Commercial Reach with Commercial Advantage Merger

They’ve done it again. “Local, yet global” McColly Real Estate is expanding to better serve Northwest Indiana and the Chicago Southland.

McColly Bennett Commercial Real Estate has merged with Commercial Advantage, Inc. to form McColly Bennett Commercial Advantage.

Celebrating its 20th year, Commercial Advantage is known for its expertise in attracting businesses to and spurring economic development in Northwest Indiana. The company has also played an integral part in creating a positive image for Northwest Indiana.

The merger creates a new powerhouse, which will add to the commercial capacity in Northwest Indiana to expand local business opportunities.

“The merger between McColly Bennett Commercial and Commercial Advantage, Inc. brings together two companies committed to Northwest Indiana and the Chicago Southland in Kankakee County, Illinois at a time when there is tremendous momentum in the marketplace,” said principal Jeff Bennett. “We feel it allows us to better serve the activity in the region.”

Each of these moves brought several hundred jobs to the Region. Peanut Butter & Jelly Drive 2018

Schererville, IN – McColly Real Estate, care of McColly Charities, held a Peanut Butter & Jelly drive and successfully collected 100+ jars of PB&J! Peanut butter and Jelly is a great staple for families in need. Peanut butter is one of the most needed items for all food banks due to its popularity, long shelf life and high protein amount. The collection drive began on June 1, 2018 and continued through June 30, 2018. Thank you for the extreme generosity of staff, agents, clients and community. McColly Awards Ceremony Breakfast

More than 300 people gathered at “Innsbrook Downs” on Tuesday, June 5th for the “44th running” of the McColly Derby. It was the culmination of the triple crown of real estate – listings, referrals and sales – with many stepping into the winner’s circle for their 2017 achievements.

McColly Director of Marketing, Monica Decker said the group represented Lake, Porter, LaPorte and Jasper Counties in Indiana, as well as Cook, Will, Kankakee, Ford and Iroquois Counties in Illinois. They were treated to breakfast at Innsbrook Country Club in Merrillville, a speech by President, Ron McColly and an awards ceremony.

The realtors’ run for the roses was adorned in theme-appropriate décor, made possible by Operations Coordinator, Rhonda McColly-Fleener, who worked with Merrillville Florist to transform the ballroom into a small version of the Kentucky Derby. Men in bow ties and seersucker suits, and women in organza hats and floral fascinators came together to celebrate a year of successes.

According to McColly, the awards ceremony recognizes top producers and offices and features a new theme each year. “I’m very proud,” he said. “A lot of people make this work and I attribute the overall success of the company to the agents.”

McColly-Fleener opened the ceremony and Mary Jane DiMichele of the Highland office provided the invocation.

McColly spoke about the state of the industry and what makes the company and the entities that operate under the McColly umbrella – McColly Bennett Commercial, the New Homes Division, McColly Auctions, McColly School of Real Estate, Community Title, the McColly Charities and the newest addition, Diamond Mortgage – successful. He also emphasized the importance of networking, referrals and learning from others’ experiences.

McColly Foundation seeks support for their "Project Push-Up" Summer Charity Drive

The McColly Foundation is proud to announce our first Project Push-Up Bra Collection Drive!

From now until September 15th, the McColly Foundation will be collecting clean, softly used bras to be recycled for women in need in our local communities. Any size, type and color are accepted in these women’s garments. ('Big or Small, we take 'em all!') As this is our first drive of this type, we’re asking for everyone’s full ‘support’.

The Bra Recyclers is a company that has partnered with Bra Recycling Ambassadors, including the McColly Foundation, to recycle over 1 million bras to help women in need.

The 80,000 square-foot addition will include a six-lane lap pool, a zero-entry warm water pool with a slide and other water features, an outdoor pool with a slide, two new gyms as well as walking/running track and six program studios for cheer, dance and group exercise.

Among the many organizations supported by the foundation are the Crown Point Community Foundation, Crossroads Chamber of Commerce and 14 other regional chambers as well as the Methodist Hospital Foundation, Riverside Hospital Foundation, Cerebral Palsy of Northwest Indiana, Asian-America Medical Society, Forest Ridge Academy, Chesterton Little League, Opportunity Enterprises along with dozens of others.

“Additionally, we have had several collections through each of our offices including food drives to benefit our local food pantries, community baby showers--in support of babies that are born into families that need baby care items, Toys for Tots, winter coat collections, eyeglass drives, and people helping pets,” says McColly-Fleener. “Our last drive was a Project Push-Up Bra Collection Drive which my youngest daughter, Rylee, did for her high school senior service philanthropic project and has joined forces with the McColly Charities. Nearly 800 bras were collected and will be distributed to area women’s shelters. I’m very proud that each time we announce a McColly Charities event or drive that our agents and staff rally around it and give 100% to make each and every one of our projects a success.” McColly Charities’ is excited to announce their Peanut Butter & Jelly drive begins June 1st. Peanut butter and jelly will be collected for local food pantries that go empty in the summer months. Collection sites will be at each of McColly Real Estate’s 24 office locations through August 15th.

It's a great time to be a seller as the housing market in Northwest Indiana continues to boom

That’s particularly good news for homeowners who are looking to upgrade to a higher price-range house says Tim McColly, managing broker of the McColly Highland & Winfield offices and Director of the McColly School of Real Estate. Last year McColly Real Estate had 4,728 total transaction sides closed with $845 million+ in open sales volume, ranking in the Top 500 Brokers in the U.S, Realtor word-of-mouth indicates that for sellers who want to buy higher end homes, the market is good.

“Since there is no new construction focused on first time buyers--for homes less than $250,000--inventory will remain scarce, and there will continue to be upward pressure on prices,” McColly forecasts. “With high end properties such as homes over $400,000 though, it is still a buyers' market in most areas. For buyers looking to move up, they might find strong demand for their existing home, while finding more negotiating room on the home they are purchasing.”

Indeed, as more millennials enter the housing market, the options for buying less expensive homes will continue to be very competitive. Add to that, single women are now the second largest buying force for homes. While married couples hold the largest home buying position with 54%, single women come in second with 18%, followed by unmarried couples with 15%, single men with 11% and other with 2%.

Add all that together and it’s tough out there for those looking for homes under a certain price point.

“Currently in Northwest Indiana, buyers often aren’t finding what they want at an affordable price or it sells too quickly because sellers are often getting multiple offers on their homes,” says Peter Novak, Chief Executive Officer of Greater Northwest Indiana Association of REALTORS (GNIAR), which represents more than 1,900 members in nearly 500 offices in Lake, Porter, Jasper, Newton, Starke and Pulaski Counties as well as several hundred from LaPorte County, IN; Cook County, IL and Southwestern Michigan.

According to GNIAR’s Local Market Update, in February 2018 new listings were down by 23% compared to last year at the same time and the number of available homes dropped by 18.2% from last February to this one.

Being in a seller’s market can be difficult when it comes to buying a new home but as McColly says, currently many newly built homes are more expensive than people entering the market can afford. That’s because currently there’s less construction at the lower end of the market as construction remains focused on luxury homes.

Another competing force, according to the National Association of Realtors, cash investors now account for 22% of all home sales transactions in November 2017 which was a 20% increase from the previous month. For sellers, this could mean an all cash offer, often too fantastic of an opportunity to turn down.

Looking at statistics for homes above $400,000, Novak says that the data may indicate that up until last year that section of the seller’s market was lagging.

In 2014, only 287 homes sold in the $400,000 or more market in the seven Indiana counties GNIAR represents. That increased to 308 the following year and in 2016 to 362. Last year the jump was 40% to 507 indicating people may be jumping into the market.

From January 1 to April 17 of this year, 2,397 homes were sold in Lake, Porter, Jasper and LaPorte according to GNIAR’s Market Statistic Reports and though the average time homes were on the market for each county varied, none were over 98 days. List prices per county averaged between $222, 939 (Porter) and $169,767 (LaPorte). In all counties, 3 bedroom homes with an average square footage of 1,800 had the highest number of homes sold.

Also a plus for buyers looking for luxury homes is that interest rates, though rising slightly, are still low by historical standards. Besides that Northwest Indiana is also a bargain in terms of property taxes compared to neighboring Illinois, giving buyers more money for upgrades and more expensive homes.

“The National 30 year fixed interest rate has hovered around the 4.62% mark over the past 30 days,” says Ryan Eberhardt Executive Vice President Diamond Residential Mortgage.  “We anticipate the rates to slowly tick upward toward the high 4’s to possibly low 5’s in the late summer to early fall.  The market is forecasting this potential increase due to the Federal Reserve rate hikes, a growing economy, and strong housing market.  Even though the trend is pointing upward, the market is still at historically all-time lows, which is driving homeownership.”
